1. The Guest undertakes not to transfer the subject of the agreement to anyone else. 2. Booking Confirmation: The guest must provide a valid form of identification and pay the full amount due to confirm the booking. The booking confirmation is subject to availability and our approval. 3. Check-In/Check-Out. Check-in time is [check-in time EX 3 PM] on the first day of the rental term, and check-out time is [check-out time EX 11 AM] on the last day of the rental term. Early check-in and late check-out may be available upon request and subject to availability. 4. Payment. Guest shall pay the full rental amount and any applicable taxes and fees upon booking the Property including (A compulsory %5 VAT charge will be added to all short-term rental’s agreements . These charges are based on unit size and classification as per DTCM) . Payment shall be made by credit card, bank transfer or any other payment method agreed by both parties. 5. Cancellation.  Guests who cancel their booking 5 days or more before check-in shall be entitled to a full refund of any amount paid, including any applicable Oraya Holiday Homes L.L.C or third party service fee.  Guests who cancel their booking less than 5 days before check-in will be charged the value of the total nights, less all fees and charges associated with the original value of their booking.  In case of extreme and/or exceptional circumstances such as but not limited to , any government announcements within the UAE, COVID-19, Natural disaster, death, injury or other extreme circumstances that might prevent the guests from continuing their stay in the unit, the cancelation policy will not apply and a full refund will be provided to the guests. 6. Occupancy Limits: Guests must not exceed the maximum occupancy stated in the booking confirmation. Violation of this rule may result in eviction from the property without any refund. 7. Vehicles: The maximum number of vehicles permitted (as per the place) with specifying places and spaces allocated for parking guests. 8. Use of Property: The holiday rentals are strictly for residential purposes only. The guest is not allowed to use the property for any commercial or unlawful activities. 9. Smoking Policy: Smoking is strictly prohibited inside the holiday rentals. Violation of this rule may result in a penalty charge of AED 1000. 10. Pets Policy: Pets are not allowed inside the holiday rentals without our prior approval. A penalty charge of AED 1000 will be levied for any violation of this rule. 11. Damages and Breakages: The guest is responsible for any damages or breakages caused during their stay. The guest is liable to reimburse the cost of repairs or replacement for any damaged items or property. 12. Noise and Disturbance: The guest must maintain a peaceful and quiet environment and avoid creating any noise or disturbance that may cause inconvenience to other guests or neighbors. Violation of this rule may result in eviction from the property without any refund. Guests are responsible for the behavior's of their visitors as well. 13. Cleaning and Housekeeping: The holiday rentals are cleaned before and after every guest’s stay. Housekeeping services are available upon request and are subject to additional charges. 14. Keys and access cards: will be issued to the quest for the agreement period. Any loss or damage of the keys and cards will be paid by the guest. 15. Liability: We shall not be liable for any loss, damage, or injury caused to the guest or their property during their stay at the holiday rentals. 16. The guest agrees to sign and adhere to the community Rules (Building Specific). Available on Request. 17. Governing Law: These terms and conditions shall be governed by and construed in accordance with the laws of the United Arab Emirates. 18. Amendments: We reserve the right to amend these terms and conditions at any time without prior notice. The guest shall be bound by the latest version of these terms and conditions.
